Confluence Heights is a concrete tension brick structure, mixed use design – Red Chair was hired to reposition building in conjunction with the ownership group and First Bank, Colorado. Repositioning included proper assessment of market value conditions, presentation to the marketplace and successful negotiations of the 24 residences and the entire commercial/retail space located on the main floor. Additionally, Red Chair Realty assisted the ownership group in securing FHA project approval and conforming loan status for traditional loan financing. Red Chair Realty was instrumental in securing Pearl Dentistry as a long term tenant with an exercised purchase option to become a key Lower Highland business member. Confluence Heights offers exceptional finishes and design features including floor to ceiling glass, downtown views, a community rooftop deck and underground parking. Confluence Heights was sold out and remains an iconic brick building located on 29th Avenue between Umatilla Street and Vallejo Street.
